Not so long
ago renting accommodation in the capital was a far
harder prospect than it is today. There were very
few properties available and tenants often had to
compromise over condition or location. The Scottish
Housing Act 1988 changed the face of the marketplace.
It was the then governments attempt to encourage
more private Landlords and it did just that. Property
owners could now let their property with the certainty
of being able to recover possession. Lenders relaxed,
more recently to the point of positively encouraging
investors through Buy to Let mortgages. The market
has grown up. In general, Landlords are more considerate;
agents are more professional and tenants more demanding.
With capital prices in Edinburgh experiencing periods
of high growth an increasing number of people are
looking to the long term and investing in property.
